A closer look at your crawl space
Your crawl space inspection starts with a review of current conditions. We look for excessive moisture, mold growth, signs of flooding or high groundwater, soil-gas concerns, air leakage and pest entry. The findings help determine the next step for your home.
Where moisture control is needed, we can install the CleanSpace encapsulation system from Basement Systems. Its 20-mil, seven-layer liner has an antimicrobial finish and is fastened and epoxied to the walls. The system uses barriers and vent covers to separate the crawl space from ground moisture, outside air, pests and soil gases. For crawl spaces affected by incoming water, available patented systems include SmartSump and TripleSafe sump pumps with alarms that flag water or system issues.
When you schedule an inspection and estimate, you receive a free copy of Crawl Space Science: What to Have Done … and Why. The guide explains the reasoning behind crawl space work. CleanSpace also carries a 25-year warranty against rips, tears and groundwater penetration.
What happens during a crawl space inspection
We assess the current conditions first, explain what we find, and recommend work based on the moisture, mold, water, air or soil-gas issues present.

- 1
Schedule the inspection
Contact us to arrange a crawl space inspection and estimate for your home.
- 2
Check current conditions
We inspect the crawl space for excessive moisture, mold, flooding, high groundwater, soil-gas concerns, air leakage and pest entry.
- 3
Review the findings
We explain the conditions we found and identify which issues should guide the work.
- 4
Plan the solution
We prepare a solution based on the inspection, which may include encapsulation, moisture or soil-gas barriers, vent covers or water removal equipment.
- 5
Install the selected system
When encapsulation is part of the plan, we install the CleanSpace liner and fasten and epoxy it to the walls.
- 6
Add water controls if needed
For incoming water, the plan may include SmartSump or TripleSafe equipment with an alarm for water or system issues.
